The General Property Registry (RGP) of Guatemala announced that the Electronic Document Management System (GED) became operational on Monday, December 8. This platform allows notaries to submit documents electronically 24 hours a day.

Once implemented, most acts (sales, purchase agreements, leases, mortgages, easements, immobilizations, judicial orders, among others) may be submitted online. However, the Registry clarified that the following procedures will not initially be enabled:

  • Horizontal property
  • Condominiums
  • Trusts

All other documents may be processed through the new platform. Notwithstanding the use of the platform, the RGP will continue to accept documents in physical format.

To use the GED system, notaries must have:

  • A registered user account with the RGP, which requires creating an electronic mailbox and submitting an adhesion form with supporting documents.
  • An Advanced Electronic Signature (e.g., Prisma, 5B, among others).

Once the user account is enabled, notaries will be able to upload scanned and electronically signed testimonies, download registry reports, request corrections of documents submitted through GED, request legal review of suspensions, and manage fee reservations for suspended documents for up to two months.

The official GED manual will be available on the RGP website starting December 8. This launch represents an important step forward in modernizing registry services and streamlining procedures, while maintaining the principles of priority, registry security, and legal certainty.
